Can residents enroll individually or does the board contract community-wide?

Both options work. The board can contract community-wide so every home is enrolled automatically, or offer opt-in enrollment where individual residents sign up. Most boards start with opt-in and convert to community-wide within one season.

How is pricing structured for a board budget?

Fixed annual pricing with monthly invoicing. No mid-contract increases. We quote community-wide rates and opt-in per-home rates so the board can decide which model fits the budget. Contact us for a proposal specific to your community.

What happens on holiday weeks and hurricane weeks?

We notify communities in advance of any schedule adjustments for holidays. For hurricane and storm events we communicate directly with your CAM and property manager on timing and recovery service.

Do you present at board meetings?

Yes. We offer 10-minute board meeting presentations covering the program, insurance documentation, pricing, and Q&A. Available at no cost before any contract commitment.

Do you serve gated communities with access control requirements?

Yes. Gated community coordination is a specialty. We complete all vendor credentialing including Compliance Depot, provide COI naming the association, and work with your security team for approved crew access.

What documentation do you provide for the association file?

Photo verification after every service, monthly summary reports, COI on file, and incident documentation if anything is flagged during a service visit.
